Iranian ancient and modern cities are composed of two ancient and modern contexts. These ancient textures are several hundred years old and sometimes more than one thousand years old. These areas are often consisted of narrow lanes and are reminiscent of pre- industrialization lifestyles (before the introduction of vehicles). Due to the complexities found in the old urban context, inaccessibility, insufficiencies or lack of urban installations and servicing elements, instabilities and insecurity from construction materials, which are usually of bricks and mud bricks, have constantly created problems for the residents. These problems have changed the old urban contexts into ruins and rubbles and have made life for the residents difficult. The signs and marks of life lying in them have disappeared largely. One of the typical samples of these kinds of contexts is old contexts of Sabzevar.
Thus, in this study, the physical problems and issues regarding both the old contexts of Sabzevar and those living in these areas are studied. Historically invaluable urban elements have been located in such areas. Population of these areas is estimated to be 15962 people. In addition, they cover a total area of 182.2 hectares. For this clear reason, this study proves to be of vital importance. The aim of this study is to identify the old context of Sabzevar, examining the physical problems and presenting strategies to improve them. This research is of fundamental-developmental type. In this study, for gathering data, a questionnaire has been provided and the sample has been specified through Cochran index. The results show that narrow and insufficient number of passageways, shortage of servicing elements as well as old and compressive residential areas in the old context of Sabzevar has a great effect on the physical limitation. With regard to the theories of urban planning, particularly culturalization, this area of the city can be studied. In conclusion, solutions and strategies are suggested to improve the old context of Sabzevar.
